The Tenant(s) will be responsible for payment of water, drainage, gas, electricity and council tax as applicable.

The Tenant(s) will pay a deposit equal to one month's rent.

PETS
Pets are usually prohibited but may be considered at the discretion of the Landlord

INSURANCE
The Tenant(s) are required to take out a Public Liability Insurance Policy to cover occupier's liability - minimum cover required - ยฃ1,000,000 & Tenant's Liability Insurance.

VIEWINGViewings will only be considered on receipt of a written application, which must include for each applicant: full name, age and address, details of present employment or source of income, a contact telephone number.

INTERVIEW AND COSTS

COSTSAfter viewing the property and an interview with David Watkins your application will be discussed with the client. On verbally agreeing the tenancy to you, subject to signing an Agreement and satisfactory references, you will be liable to pay in advance an administration fee of ยฃ170 for a single applicant or ยฃ200 for a couple, and the tenancy deposit. Please ensure that all referees supplied have been advised that they will be contacted by a referencing agency. It is essential that all the information is supplied, the form fully completed and legible - missing information will delay your application and may endanger your choice of property. Please also note that in certain circumstances it may be necessary to provide a Guarantor who will be referenced in the same way and will be required to sign the tenancy agreement.
