TERMS OF THE TENANCY

RENT
Rent is payable monthly in advance on the first day of each calendar month.

SERVICES
The Tenant(s) will be responsible for payment of water, drainage, gas, electricity and council tax as applicable.

DEPOSIT
The Tenant(s) will pay a deposit equal to one month's rent.

PETS
Pets are usually prohibited but may be considered at the discretion of the Landlord

INSURANCE
The Tenant(s) are required to take out a Public Liability Insurance Policy to cover occupier's liability - minimum cover required - ยฃ1,000,000 & Tenant's Liability Insurance.

Viewings will only be considered on receipt of a written application, which must include for each applicant: full name, age and address, details of present employment or source of income, a contact telephone number.

INTERVIEW AND COSTS

COSTS
After viewing the property and an interview with David Watkins your application will be discussed with the client. On verbally agreeing the tenancy to you, subject to signing an Agreement and satisfactory references, you will be liable to pay in advance an administration fee of ยฃ115.25 for a single applicant and ยฃ145.25 for a couple. The fee covers the cost of preparing the tenancy agreement (except in certain circumstances when there may be an extra charge), the inventory/schedule of condition and obtaining references. The fee is non-refundable in the event that the references prove unsatisfactory or the tenant(s) withdraws before completion. The deposit and rent in advance is payable on the day the Agreement is signed.

When completing the reference application you will need to have the following information/supporting documents: bank account details; a list of all addresses for the last three years with post codes and dates of occupation; full company name, address and telephone and fax number of your employer and current letting agent or landlord if applicable; proof of identity and proof of residency providing for example, a driving license, recent utility bill, council tax bill showing your current address. Please ensure that all referees supplied have been advised that they will be contacted by a referencing agency. It is essential that all the information is supplied, the form fully completed and legible - missing information will delay your application and may endanger your choice of property. Please also note that in certain circumstances it may be necessary to provide a Guarantor who will be referenced in the same way and will be required to sign the tenancy agreement.
