SUMMARY
A most attractive family home standing in secluded grounds of about 1.5 acres in this much admired private road adjacent to National Trust countryside.

DESCRIPTION
The property was originally built in the 1930s by the local builder Whitman; who built a number of these houses in the area, many of whom have the attractive trademark clay tile elevation and roofs. The property has been extended in subsequent years, but still offers the potential for further enhancement. Comfortable and well presented the accommodation offers flexible and adaptable living space.

Accommodation
A lovely solid oak front door opens into the reception hall which has a solid oak staircase to the first floor. The sitting room enjoys a dual aspect with casement doors out onto the garden, with a pretty brick fireplace providing the main focal point. The large dining room accommodates a generous table and also enjoys a double aspect. The kitchen/breakfast room is fitted with a comprehensive range of light oak units, with integrated appliances and the essential AGA. There is a utility area, which is partially separated from the kitchen, with a laundry area and boiler. Off the kitchen is a rear hallway, which has a good storeroom or larder, a newly fitted shower room and the study, or as there is the adjacent shower, potential fourth bedroom.

On the first floor there is a large main bedroom, which has the same dual aspect. The en suite bathroom is beautifully fitted in white, with a large corner shower, as well as a bath, with complementary tiling and downlighters.
A door leads from the main landing into a large area, which makes a really good children's sitting or study area, with doors off to two further double bedrooms and a family bathroom.

OUTSIDE
The grounds are an outstanding feature of the house and offer privacy and tranquillity, with an abundance of wildlife. The property is approached via a five bar gate and gravel drive leading to a large forecourt. The front garden is well stocked with a variety of flowering bushes and shrubs, together with mature trees.

Double Garage Block
21' x 18' with up and over door, side door and light and power. There is a spiral staircase, which leads up to a first floor studio, with two velux windows.

To the rear of the house is a paved terrace and outside lighting, ideal for summer dining. The gardens wind there way through the trees, past the sunken garden to a large expanse of lawn, with garden shed and store, summer house and a hard tennis court, which does require some attention.
