" DESCRIPTION Frederick Street consists of mainly Victorian and Edwardian houses though in subsequent years infilling has taken place, number 45 being an example of such. As you approach from the High Street the properties on the left hand side of the street with a westerly aspect back onto and look across open countryside and 45 enjoys this view. The accommodation although well kept is a little outdated and there is a great deal of scope for modernising and improving, possibly extending. At the entrance is a porch with a quarry tiled floor and then a large reception hall where there is a dog leg staircase with a cupboard below. In the kitchen are a range of units and worktops incorporating a stainless steel sink. There is a larder cupboard, the room is dual aspect and has a side door. The dining room is at the front and sitting room the rear, the latter having an open fire and picture window to the garden and beyond. Upstairs are three bedrooms, two doubles and a good single, the main bedroom with fitted wardrobes and dressing table. There is a bathroom that has an electric shower over the bath and a separate wc. The loft has some boarding and a light, it is a big space and could readily be converted. OUTSIDE There is a front lawn and shrubs, privacy is provided by way of a hedge and the boundary is walled. Behind wrought iron gates is a driveway which extends down the side (parking for 3/4 vehicles) to a brick garage that has an up and over door, power and light. To the rear is a brick shed, the garden is mostly grass and contains a few rose bushes and as mentioned has open views.
