" This is an attractive house - contemporary in design with pleasing lines. The principal reception rooms open off the hall and create a welcoming sense of space with a large sitting room leading to the conservatory which was added 13 years ago. The latter has Pilkington energy-efficient glazing, underfloor heating and French doors to the gardens. The sitting room has an inset wood-burning stove and is carpeted with the original parquet flooring beneath. A door opens to the two-person study on one side whilst the kitchen and breakfast room lie to the other. Many of the rooms on both floors are enhanced by plentiful natural light thanks to a number of picture windows throughout the house. The dining room overlooks the front and could serve as a playroom if desired. The utilityshower room complete the ground floor accommodation. Rising to the first floor the wide landing opens to four double bedrooms, a fifth bedroom

(currently used as a study) and a family bathroom. The dual aspect principal bedroom offers magnificent views of the garden and has an en suite shower room as well as a walk-in wardrobe. The other bedrooms all have built-in wardrobes. Storage space is provided with a large boarded loft (drop-down ladder for access).

Situation
South Heath is a pretty hamlet offering an abundance of walks through areas of outstanding natural beauty. The nearby picturesque village of The Lee, offering a community shop and a primary school, is a 2-mile walk away through attractive countryside. There is also a primary school in Great Missenden (1.6 m) where there is a variety of specialised shopping, restaurants and the award-winning Roald Dahl Museum. The village provides rail access to London Marylebone in approx. 42 minutes. Buckinghamshire is renowned for its state (including grammar schools) and private education, details of which may be obtained from the local authority.

Outside
In addition to the integral garage, there is space to park four cars on the drive at the front. The house is set back from the road and a side gate provides access to the mature rear gardens which are absolutely delightful, offering a great deal of privacy with high hedges on both sides.
