The Location Piccotts End is a village situated on the upper River
Gade. While often mistaken for a hamlet, it became a village when
its church - All Saints - was dedicated in 1907 and remained a
place of worship until the 1970s.
The village is home to several medieval cottages and a number of
Georgian and Regency villas. One of these, Marchmont, is now a
public house. There is an extensively restored 19th century
watermill. Piccotts End is positioned on the edge of Hemel
Hempstead's extensive urban area, but careful planning has kept
green space between it and the town. Reception Rooms As expected
for a property of this magnitude the reception rooms are of
excellent proportions and offer an abundance of character features.
Both the drawing room and the formal dining room has imposing
inglenook fireplaces with a multi fuel stove inset to the drawing
room fireplace and the dining room benefitting from an open
fireplace. Both of these reception rooms also have a wealth of
exposed timber beams to the ceiling and windows to the front

are double doors opening to the formal garden area. Kitchen &

rustic feel with a door opening to a side portico and a window
overlooking a courtyard to the side and a second window overlooking
the front courtyard. From the kitchen there is a door to a utility
room and another door opening to an inner lobby which leads to a
laundry room. A second door opens to a cloakroom and leads through
to a store room. Stairs from the dining room also descend to a
cellar which is an ideal wine store in a convenient position.

the first and second floors. Several landing areas open to four

a double garage with two rolling up and over doors. A useful
covered portico area also has a door which opens into a front lobby
which in turn opens to the kitchen. There is also a detached coach
house which has been used as a studio apartment and makes an ideal
annex for perhaps an elderly relative, an au pair or an independent
teenager since it is equipped which a kitchenette and shower room.

ideal if you have gardeners or grooms people working at the
paddocks or tending the formal gardens. Formal Gardens There are
