" This elegant detached Victorian residence has been the subject of comprehensive restoration and improvements by the present owners. It enjoys the convenience of a location close to the centre of Holmfirth combined with excellent views of the town and towards Cartworth Moor. The property offers spacious 5 bedroom accommodation with 2 impressive reception rooms and a dining kitchen. Externally there are generous gardens to the front, side and rear, driveway and an attached double garage.

About Fernbank House Fernbank House is a substantial stone built detached house which we are informed dates back to 1890 when its construction was commissioned by a prominent local solicitor. In the mid-20th century it was divided into two flats before being restored to a single dwelling again in the 1990s.

Our clients purchased the property in 2004 and invested in a sympathetic scheme of renovation to retain the Victorian integrity of the original building. Works include a complete overhaul of the roof with the original scalloped edge slates retained (and replaced where necessary), replacement of the staircase, conversion of the attic space and extensive cosmetic improvements throughout the house.
The gas fired central heating system has been upgraded and original sash windows refurbished and repaired. The introduction of column radiators and period fireplaces to the principal rooms compliments the original period detailing such as high coved ceilings and deep skirting boards.

It provides generous living accommodation over 3 floors comprising: entrance hall, lounge, dining room, dining kitchen, study / garden room, utility / WC and rear entrance hall on the ground floor. At first floor level there is a landing, 3 large double bedrooms and a house bathroom. Upstairs there are 2 further bedrooms, landing and a dressing room. In addition there are rooms on each of the upper floor which are first fix plumbed to create additional shower room facilities to meet the demands of a larger family. The cellars feature two more large rooms with excellent potential for development to other uses if required.

Externally, electric remote controlled gates have been added to the driveway which leads to the attached double garage. The gardens have been levelled and landscaped to provide generous lawned areas which enjoy privacy and practicality. The side garden should be noted for its excellent views towards Cartworth Moor. Accommodation Ground Floor Entrance Hall The property is entered through a solid wooden entrance door with glazed panels, this leads into a porch area with window to the front and Karndean flooring. The flooring continues through into the hall which features a high coved ceiling, deep skirting boards, column radiator and a staircase leading to the first floor with spindle balustrade and polished wooden hand rail.
