" The Barn is a family house of character and quality with four excellent bedroom suites and very well proportioned reception rooms with above average ceiling heights. It was built for the current owners, who bought off plan and were therefore able to have a bespoke specification incorporating oak and elm doors, and oak staircases and floors. There is very good sound insulation with the interfloors being concrete. There are two first floor balconies overlooking the gardens, and French doors from both the drawing room and dining room give access to the courtyard and the rear garden. Bi-fold doors from the kitchen open to the courtyard giving a lovely indoor/outdoor lifestyle.

Situation
Hambledon Park occupies an enviable position on the edge of the village. Adjoining common land extends to the centre of the village and to Enton, with bridleways and footpaths. The village is ever popular with its cricket green, village shop, village hall, church and nursery school. For older children schools in the area include King Edwards at Witley, Barrow Hills, St Hilary's, Priors Field and Charterhouse. The mainline station at Witley is close by (most people walk there via the end of the lane, crossing the road and with a country path leading directly there).
The surrounding area is superb for walking, riding and cycling through some of the county's most beautiful countryside.

Outside
The landscaped, colourful grounds surround the house and are superb, with many rare and specialist shrubs and plants. Wide York stone terraces adjoin the house and lead to the pool area and lawn beyond. The swimming pool is situated to take full advantage of southerly sun and has an all weather safety cover. There is a large and useful outbuilding which can be a great pool house, or home office. Across from the drive, and available by separate negotiation, there is a large field of just over two acres which has been planted with many attractive ornamental trees. It is a wonderful, open, and private space with post and rail fencing and a useful 'stable' currently used for storage. "
