" This charming Victorian end of terrace three bedroom house was built in 1849 and is one of Farncombe's 'hidden houses', being located down one of the private paths off Kings Road. Being set back from the road it is something of an oasis of peace and quiet, nestled amongst the gardens of the surrounding properties

Originally built as a row of six cottages, they were converted into three in the 1950's. Approached from the path the property is the first of the three in the row. There are private gardens to the front and rear of the property. The house is deceptively spacious, providing in excess of 1,400 square feet of living space and the current owners have refurbished the house to a high standard.

On entering the house you come into what is currently used as dining room, with a slate floor and original feature fireplace incorporating a log burner. There is a feature wall on the right hand side, which shows off the local Bargate stone to great effect and at the rear of the room the stairs lead to the first floor.
From here the main reception room and the kitchen are accessed separately. The main reception room is over 21 feet long by 11 feet wide, with a working fireplace with an elegant cast iron surround. On either side of the chimney breast there are fitted shelves with cupboards below. Double doors lead through to the family room, with a door out to rear garden, and access to the downstairs WC and utility room with ample storage which also accommodates the washing and drying machines.

One of the many surprises of this home is the generous kitchen breakfast room, with its slate floor and double doors again opening to the pretty rear garden. A new boiler, shaker style fitted units and range cooker were installed in 2013, which complement the age of the property yet provide 21st century living.

Upstairs the accommodation comprises three well proportioned bedrooms, the family bathroom with its roll-top, claw foot bath and generous corner shower unit, and a separate WC with basin.

The loft, with a drop down ladder, runs the length of the house and is fully boarded and subject to planning permission, could be converted into additional living space. It certainly provides extensive and easily accessible storage space at present.

The rear garden is like something from Beatrix Potter story, with a paved patio area, a lawn and an abundance of established shrubs and bushes, there is even a plum tree and a good sized shed.

In summary this is a spacious, well presented character house with all the charm of a country cottage, providing all modern conveniences and being only a short walk to local amenities and Farncombe main line station, with direct services to London Waterloo.

Godalming is a picturesque town with a range of boutique shops, supermarkets, coffee shops, restaurants and country pubs. Guildford, just 5.4 miles away, offers extensive further shopping with many high street names, department stores, a theatre and many other leisure amenities.
