" An immaculately presented, refurbished and upgraded two bedroom Bargate stone cottage WITH FREEHOLD CAR PARKING SPACE, first floor refitted bathroom and elevated south facing rear garden, situated within a short walk of Godalming town centre and mainline railway station. VIEWING HIGHLY RECOMMENDED. EPC rating D.

SITUATION
The property is situated in an elevated position on Brighton Road, a sought after residential road mainly consisting of pretty character properties and ideally situated within a short walk of the High Street, mainline station, the acclaimed Busbridge Junior and Infant Schools and also within a two minute walk of the refurbished children's play park on Crownpits Green. Godalming is a unique Saxon town centre more than 1,200 years old. Along with many interesting old buildings there are a wide variety of pubs, restaurants and shops to suit all tastes, many in buildings that are over 500 years old. There are also two superstores at the lower end of the town near the historic River Wey and the Wey Navigation Canal, the oldest in the world. The mainline station offers an excellent service to both London Waterloo and Portsmouth. The A3 provides links to London and the South Coast as well as the M25 to Heathrow and Gatwick airports. The town is surrounded by beautiful countryside, with many areas managed by the National Trust.

DESCRIPTION
The property is an incredibly attractive Bargate stone cottage with attractive brick detailing on the front, side and rear elevations and believed to date back to approximately 1890. The property has been comprehensively refurbished by our clients since 2010 to a high specification and is now immaculately presented and neutrally decorated throughout. Key features include open working fireplace in the sitting room with character brick surround complemented by light oak wood laminate flooring, fitted storage/media cupboards and shelves in the chimney breast recesses. The kitchen was refitted during 2010 by Howdens and features walnut effect rolled edge work surfaces, white shaker style cupboards and drawers and incorporates an electric hob, stainless steel electric oven and space for washing machine, full sized dishwasher and fridge/freezer. Immediately outside the kitchen door is a paved courtyard with self-closing gates and superb timber studio, which is currently used as a playroom but would equally work as an office given the fact it is fully insulated with double glazed windows and doors, has a variety of power sockets and low energy lighting. We understand from our clients that the timber studio is maintenance free and ought to provide a 30 year service. First floor accommodation consists of landing with access to a fully boarded loft space with some carpeting and ladder access. The main bedroom is generous in size and enjoys some period features and pleasant outlook to front. From each of the bedrooms, access can be gained to the refitted bathroom

(2010) which is fitted with a white suite and includes majority tiling, thermostatically controlled shower and low energy lighting. To the front there is a pretty front garden, partially enclosed by an original Bargate stone wall and with a right of way providing access to the elevated south facing tiered garden, which is enclosed by some wooden picket fencing with decent sized and almost level area, mainly laid to lawn and further tiers retained by some quarry stone and housing the 10' x 8' garden shed. A KEY FEATURE OF THIS PROPERTY IS THE FREEHOLD CAR PARKING SPACE OPPOSITE. Further key attributes of the property include high quality replacement double glazing with acoustic filter and doors, which our clients comment, 'creates a tranquil house', replacement gas fired boiler during 2010 with fully programmable heating thermostat with temperature zones, low energy lighting in all rooms and telecommunicating house alarm. A VIEWING IS HIGHLY RECOMMENDED TO FULLY APPRECIATE THIS SUPERB CHARACTER COTTAGE.
