" An incredibly attractive and deceptively spacious two double bedroom end of terrace cottage situated in the Town Centre with two separate reception rooms, 70' level west facing rear garden with summerhouse and maintaining many original character features and charm. EPC rating E. VIEWING HIGHLY RECOMMENDED. NO ONWARD CHAIN.

SITUATION
The property is situated on the Brighton Road, a highly sought after residential road mainly consisting of character cottages, ideally located for the commuter walking distance of the High Street and mainline station. Godalming is a unique Saxon town over 1200 years old, with interesting old pubs, museum and churches. There is a wide variety of pubs and restaurants suiting all tastes and pockets, shops, many in buildings that are over 500 years old, as well as two superstores at the lower end of the town near the historic River Wey and the Wey Navigation Canal, the oldest in the world. The mainline station offers an excellent service to both London Waterloo and Portsmouth. The A3 provides links to London and the South Coast as well as the M25 to Heathrow and Gatwick airports.

DESCRIPTION
The property is an incredibly attractive Victorian end of terrace cottage with arched entrance, original front door and black window frames to front with leaded light. The property is neutrally decorated throughout with accommodation arranged over two floors, which is deceptively spacious and well proportioned throughout. Key features include superb sitting room with wood flooring, open fireplace with brick surround and exposed beams. A wide archway leads through to the separate dining room which also features a fireplace with brick surround, further exposed beams and wood flooring. The kitchen extends to approximately 13' and features a granite effect work surface complemented by light oak effect shaker style cupboards and drawers, wine rack and display shelves, natural coloured floor/wall tiling and some stainless steel appliances including four burner gas hob and electric oven. The conveniently positioned utility area provides additional storage space and homes the recently refitted gas fired boiler. The luxury well appointed and refitted bathroom features a modern white suite which includes shower/bath with thermostatically controlled shower, natural tiling, recessed halogen spotlights and velux window to rear. First floor accommodation consists of the two double bedrooms and of particular note, the master bedroom features an ornate decorative cast iron fireplace. Outside the low maintenance front garden is enclosed by a dwarf wall offering a nice buffer from the street. The level rear garden offers a high degree of privacy, in our opinion, and extends to approximately 70', being of a favoured westerly aspect. There is an extensive decked terrace ideal for al fresco dining and area mainly laid to lawn with mature shrubs and trees. A recent addition to the garden includes a 4m x 3m summerhouse with power and double glazing. A VIEWING IS HIGHLY RECOMMENDED TO FULLY APPRECIATE THIS SUPERB CHARACTER COTTAGE AND ITS HIGHLY CONVENIENT LOCATION. NO ONWARD CHAIN.
