" This is a modern family home in the centre of the charming village of Alfold. The property has been designed and built with a focus on creating bright and spacious accommodation. To the front of the property is a useful study with forward view over the drive. There is a sitting room which has a central fireplace with a wood burning stove and a stone hearth and surround. A pair of double doors open into the adjoining dining room which has a large bay window with a front aspect. The kitchen space is ideal for modern living with a breakfast bar and outlook over garden. There is a separate utility room, access to the integral garage and access to a large south facing conservatory which provides access to the garden. Upstairs there are five well proportioned bedrooms, four of which benefit from built in storage. There is a family bathroom and an ensuite bathroom to the master bedroom.

Situation
Alfold is a charming village in south west Surrey situated on the Surrey/Sussex border. The village benefits from a church, a choice of pubs, a Post Office and a recently renovated Village Hall, Sports Ground with two football pitches, cricket pitch and tennis courts. The larger village of Cranleigh lies 4 miles to the north and is said to be the largest village in the country. The High Street boasts an attractive range of shops, and boasts two independent department stores, M&S Food and a selection of restaurants and cafes, many with pavement seating. The modern Health Centre, Leisure Centre and Arts Centre are situated at the southern end of the High Street. There are two supermarkets and a healthy variety of independent shops and established High Street stores. The A281 provides easy acesss to both Guildford and Horsham. Guildford is 11 miles to the north and provides a mainline train station with a fast service to Waterloo. The A3 also provides quick access by car to the M25 and central London. Guildford provides a diverse range of social and recreational facilities: including theatres, cinema and The Spectrum has leisure pools, an ice rink and ten pin bowling. Horsham is 11 miles to the south and has a fast train service to Victoria and London Bridge. There is access to the A24 and M23, which is convenient for Gatwick Airport. There is a good choice of schooling locally, in both the private and state sector. There are several golf courses, including nearby Wildwood and the surrounding countryside is ideal for walking, cycling and horse riding.

The property is approached by a gravel driveway with parking for several cars in front of the house and an archway that leads to the rear courtyard with a further parking area, from where the garage can be accessed. To the front of the property is a garden with a mature oak tree, planted borders and a post and rail fence surrounding a lawn.
