" Lydgate is a truly stunning family home, built in 1993, and combining the character reminiscent of an Edwardian property with the advantages of a modern construction. Finished to an exacting specification throughout with individually designed stained glass and leaded light front door; 9ft ceilings on the ground floor and 8ft ceilings to the first and second floors; wooden sash windows; high skirtings and picture rails. The attention to detail and overall presentation makes this a home ready for you to move straight into.

First impressions count and as soon as you step into the fabulous reception hall you get an indication of what the rest of the property has to offer. On your left double doors open into the dining room the focal point of which is a reclaimed mantel, with cast iron surround, tiled inset housing a cast iron grate with real fire, set on a black slate hearth. A second set of double doors open from the hall into a light and elegant sitting room flooded with natural light from French doors, with decorative fanlight above, and picture windows. The doors open onto the rear terrace making this a perfect room to entertain in the summer and in the colder months a fireplace with oak surround and tiled inset takes centre stage and houses a living flame gas fire. The breakfast kitchen is furnished with a reclaimed golden mahogany floor, and boasts a comprehensive range of base and eye-level limed oak units incorporating plate rack together with integrated appliances. From the kitchen you access a good size utility room with terracotta tiled floor, stainless steel sink, room for appliances and door to the side. Also on the ground floor is a cloakroom with wc and basin and a well-appointed study, which is furnished with built in desk areas to each side, wall shelving and pull out shelves for office equipment; perfect for working from home.

A turning staircase with white spindles and mahogany bannister rises from the hallway to the first and second floors. On the first floor are three stylish double bedrooms one with ensuite shower room and a master bedroom with ensuite comprising bath, wc, basin, separate shower and heated towel rail which works independently of the heating system. There is also a family bathroom with large corner bath, handheld shower over, wc, basin and independently heated towel rail. The second floor comprises a single bedroom and a large playroom which could be used as a sixth bedroom, with ample storage to one wall. "
