" The property in located in a quiet cul-de-sac in Yateley and within walking distance of excellent local schools. Entering the house there is a spacious lobby with ample space for coats, boots etc and double glazed doors leading into the living/dining room.

The living room has a fireplace fitted with a contemporary coal effect gas effect and there are patio doors leading out the rear garden. Off the living room is a recently refitted smart kitchen with a range of appliances including double oven, gas hob, dishwasher plus a fridge and a freezer. Also off the living room is a second reception room which would be ideal as a family room. There is also a utility/laundry room and a downstairs cloakroom with WC.

Upstairs the master bedroom is a rear aspect with built in double wardrobes, and two further bedrooms both of which are double rooms. There is a spacious family bathroom fitted with a white suite of bath, shower over, WC and basin.

Flooring on the ground floor is predominantly wood, but there is tiling too, and upstairs there is carpet with tiling in the bathroom.

The rear garden is fully enclosed. Adjacent to the house is a large stone patio, with steps up to the raised lawn area where there is a shed and gate for rear access. The front is block paved with off street parking for 2/3 cars depending of size of vehicle.

The property has been redecorated throughout (just being finalised), and is available immediately. Within walking distance of excellent local schools, the property would be ideal for a small family. Pets will also be considered.
