" A well proportioned three bedroom semi-detached Edwardian home which is offered for sale with no onward chain. The property does require some general updating and the accommodation comprises covered entrance with front door to the entrance hall with a staircase to the first floor landing. The sitting room has a square bay window and an open hearth fireplace set in a tiled surround. The dining room has a coal effect gas fire set in a tiled fireplace surround, glazed double doors to the rear garden, fitted display cabinet and door to a rear lobby which has a hatch to a loft space and sliding door to the ground floor bathroom. The kitchen is fitted with a single drainer stainless steel sink unit with mixer tap and cupboard and drawer beneath, large fitted pine dresser unit and two pine wall cupboards, working surfaces, plumbing for washing machine, gas and electric cooker points, Potterton gas boiler and heating controls, window overlooking the rear garden and a part glazed door to the outside.

On the first floor landing there is a hatch to the roof space via a retractable ladder and the property has three good size bedrooms, one with two built-in double wardrobes with cupboards above and another with a built-in airing cupboard. There is also a first floor bathroom with suite comprising panelled bath, pedestal basin and low level wc.

To the front of the house there is a paved forecourt with brick retaining walls and side pedestrian access via a wrought iron gate to the rear. The rear garden is laid mostly to lawn with a small paved patio, well stocked flower and shrub beds and a garden shed.

King George Avenue is a highly regarded residential road situated in a most convenient position with walking distance of the town centre and railway station. Petersfield has a comprehensive range of shopping, sporting and leisure facilities together with a main line station on the Portsmouth to Waterloo line. For commuters travelling by road the A3 Hindhead Tunnel has improved access between the South Coast and London.
