" A beautifully appointed Grade ll listed property in the heart of Haslemere believed to date back to the early 1800's. Built with mainly stone elevations under a large slate roof, the property offers a wealth of charm and character associated with a building of this period. The current owners have sympathetically enhanced the property in recent years and the home now offers practical yet versatile accommodation over two floors. The front door opens into a central hallway leading to a formal dining room, complemented with stripped wooden flooring and a wood burning stove. This in turn leads to a useful boot room or snug with a separate WC opening directly into the kitchen/family room. A great deal of care and consideration has been given to this space including a glazed section of roof, flooding the room with natural light. Fitted units are complemented with solid slate work surfaces and a gas fired Aga. In addition there is a separate utility room and a separate pantry. From the kitchen the accommodation flows through into a conservatory opening into a formal sitting room with herringbone wooden flooring and an open fire. A door leads back into the central hallway providing further access to a family Room and stairs to the first floor. From the landing there are four bedrooms; the master bedroom has an en suite shower room whilst the three other bedrooms are served by a family bathroom.

Situation
Situated in the heart of Haslemere High Street, the property is beautifully positioned for access to the local shopping facilities and mainline station. Haslemere offers amenities catering for most day-to-day needs but for more comprehensive facilities Guildford is approximately 15 miles north-east and can be reached by the A3 or via the mainline railway. Haslemere station offers a fast rail link to London Waterloo station in under an hour. Education facilities are also well catered for, both state and private, including The Heights, The Royal Senior School, St Ives, St Edmund's The Royal Junior School and Amesbury at Hindhead. The area is renowned for its beautiful countryside, much of which is owned by the National Trust and to the south on the edge of Haslemere is the newly formed South Downs National Park.

The garden is predominately situated to the rear of the property and offers a good deal of privacy and seclusion for a town centre property.
