" The Meadows was built in 1966 and is made up of a mixture of flats and houses with No 27 being accessed via a main door with a telephone entry system. This is an upper ground floor apartment with a front door leading into an entrance hall with doors to the principal rooms. To one side is a cloakroom with a tiled floor while also on the front is a beautifully fitted kitchen complete with a breakfast bar area. The kitchen is fitted out with an excellent range of wooden units, stainless steel gas hob with extractor above, stainless steel oven, integrated washer/dryer, fitted dishwasher and glass fronted display cabinets as well as a large picture window which allows in a great deal of light. On the back of the flat is a substantial sitting room with a large double glazed picture window which gives exceptional views out over the water meadows and to one side has a double glazed door leading out onto a small balcony which is a wonderful spot to sit and look out over the view. Off the sitting room there is a beautifully light and airy dining room with an excellent range of fitted bookshelves, these two rooms making a wonderful open plan living space. On the other side of the apartment there are two double bedrooms both with a built in wardrobe and a delightful rich woodblock floor. On this side of the flat you will find a contemporary bathroom which has been fitted out with a white suite of bath with a fitted power shower with folding screen, WC and wash basin along with tiled floor and fully tiled walls and a fully fitted range of cupboards. Outside the flat has an unallocated parking space and a garage. Undoubtedly part of The Meadows attraction is it's location, not only as it is beautifully situated to take full advantage of its views but also as it is within just a short walk of Guildford's beautiful and historic town centre. Here you will find an exceptional array of bars, cafes and restaurants that cater for almost every conceivable taste along with various entertainment options that include the renowned Yvonne Arnaud theatre, the multi screen cinema and the superb G Live venue. For those times however when you yearn for the wide open spaces rather than the bright lights and busy streets of Guildford, the town is surrounded by some of the most beautiful countryside much of which is within a short walk of The Meadows while a short drive will take you deep into the heart of the Surrey hills where you will find a string of beautiful English villages in countryside which has been designated as an area of outstanding natural beauty.
