" Situated in a quiet and tucked away location in central Guildford and within just a short walk of the town's beautiful and historic cobbled High Street is this delightful period cottage which retains a great deal of the charm and character that you would hope to find in a property of this era. Through the sitting room and dining room there are exposed wooden floorboards which give these two delightful principal reception rooms a lovely warm and welcoming feel while in the sitting room there is an attractive bay window and a central, open working fireplace with a cast iron horseshoe grate. The dining room is also a particularly attractive room with a door leading out onto a terrace and the garden beyond while a further door leads into the kitchen. This is comprehensively fitted out with a range of wooden units, stainless steel hob with stainless steel extractor hood over, oven, microwave and plumbing for a dishwasher/washing machine. To one end of the kitchen there is a downstairs cloakroom and from the kitchen there is also a door leading out onto the terrace and garden. On the first floor there are two nicely proportioned double bedrooms and a large bathroom which has been superbly fitted out with a white suite, tiled floor and partly tiled walls. At the back of the house there is a large terrace with ample space for a table and chairs which makes a charming spot for sitting outside during the spring and summer months and which in turn leads down onto a garden that has been landscaped with shaped lawns and flower beds with a further sun terrace to the far end. Undoubtedly part of the pleasure of the house is it's location as no more than a short stroll away is Guildford's beautiful cobbled High Street with it's seemingly endless array of bars, cafes and restaurants as well as the Yvonne Arnaud theatre and the multi screen cinema which is no more than a few minutes walk away. Guildford as a whole is surrounded by miles of green hills and open countryside which are readily accessible from the house and where you can walk until your heart is content in the Surrey hills through countryside that has been designated as an area of outstanding natural beauty making this an ideal sport for both town and country. "
