" Sitting in the heart of the ever popular Charlotteville area of Guildford and within just a stone's throw of the town's beautiful and historic High Street this is a charming period cottage that has the unusual advantage of having it's own off street parking space. The house is neutrally presented throughout with a delightful open plan sitting and dining room on the ground floor the former of which overlooks the front and has a charming log burning stove. From the dining room there are steps up to a beautifully fitted kitchen with an ample range of wooden units and granite work surfaces with a stainless steel five burner gas hob with stainless steel oven below and extractor above. From here there is a small lobby with a door that leads out onto the garden and a cupboard with space and plumbing for a washing machine while this lobby in turn leads through into a bathroom on the back of the house. On the first floor there are two light and airy double bedrooms one overlooking the back and one on the front. At the back of the house there is a small patio garden with ample space for a table and chairs etc which makes an ideal spot for outside eating during the spring and summer months and from here steps lead up to an off street parking space. Undoubtedly part of the pleasure of the house is it's location not only as it is just a short stroll from Guildford's superb High Street with everything that goes with it but also as a short walk will take you up onto the Downs and from here you can walk until your hearts content in some of the areas most beautiful countryside.
