" 29 Fairway is a fine detached family house built, we understand, in the late 1920s with a more recent extension and provides bright and airy accommodation. A solid oak front door opens to the reception hall off which is a cloakroom. There is an impressive double aspect drawing room with open fireplace in a brick surround and a glazed door opens to the bright triple aspect sitting room with fitted bookshelves along one wall and doors to the garden. Also off the hall is a study with built-in oak desk and bookshelves and a fireplace with brick surround. From the hall a door leads to the breakfast room with fitted cupboards and display cabinets and this room opens to the double aspect kitchen/dining room, well fitted with a range of burl maple units with granite workstops, double enamel sink, built-in dishwasher, Lacanche range cooker with electric hob and gas oven, large larder cupboard with fridge, integrated microwave, utensil rack, breakfast bar, space for table and chairs and doors to the garden. A side passageway with doors to the front and back leads to the double garage and to a utility room with washing machine and tumble dryer, small freezer, boiler and a second cloakroom. On the first floor is a master bedroom with fitted cupboards and en suite bathroom with further cupboards, 3 further bedrooms and a bathroom with separate wc and on the top floor is a bedroom with en suite shower room.

Situation
The property is situated in a sought-after private tree-lined road in Merrow which has shops for daily needs including an M&S convenience store, and lovely walks on the Downs are within 0.25 mile. Schools within the area include the Royal Grammar School, Guildford High School for Girls, Tormead, Lanesborough, Cranmore, George Abbot and St Peters. Guildford town centre, about 2 miles, has a wide range of shopping, social, educational and recreational amenities together with a main line station providing fast and frequent services to London Waterloo in about 38 minutes. The boundaries are bordered by a variety of hedging and trees including a weeping beech and the gardens provide a beautiful secluded setting for this lovely house. In all approximately 0.6 acres.
