" Boxgrove Avenue is a mature residential road within two miles of Guildford's beautiful town centre and it's excellent mainline station. It is perfectly placed for a number of excellent local schools as well as being just a stroll from the wide open spaces of Stoke Park and is also well placed for access to all major road routes. The house has been thoughtfully modified and updated over the years to give a balanced, spacious layout and a contemporary look whilst retaining certain key period features. Once through the front door a wide hallway with modern oak flooring greets you with the stairs to the first floor and the various reception rooms leading from here. There is a pleasant family room on the right and with a lovely warm and comfortable feel to it a generous sized dining room with a feature fireplace on the left. At the back, the large, open kitchen/breakfast room, complete with a ceramic tiled floor and granite work surfaces, gives direct access to the back garden and boasts an impressive atrium over the eating area providing a light and airy feel to a room that makes a wonderful space for entertaining as well as day to day living. The very well proportioned, rectangular shaped sitting room to the left of the kitchen has a warm, comfortable feel, enhanced by an ornate decorative fireplace with an open fire, and walnut flooring and has doors that lead out onto the terrace and the garden beyond.
