A superbly presented  (1600 square  feet) Cotswold stone style bungalow with an extended fantastic  kitchen/ living area, 2 double bedrooms, lounge/bedroom 3, new purpose built seperate Office. 

The property built in the early 1970's located in an attractive rural setting, has so much of what today’s buyers want in a home, having been considerably improved and re-decorated by the current owners. It is situated in a peaceful rural area.  A particular feature is the magnificent  kitchen/dining/social space fitted with Krono natural flooring  and linked to the garden by three sets of bi-fold doors, and an open plan connection to the lounge. Also a new purpose built Office in the garden ,fully insulated with electric heating, power and lighting,  affords space to work from home in comfort. The locality: The property is on a side road a mile from Gretton, a village that sits on the edge of an idyllic  Area of Outstanding Natural Beauty (AONB).  Gretton Fields itself is mainly a ribbon development of houses, a  delightful rural area with  views of the Malvern Hills from the front of the house across the fields. It is an area of Special Scientific Interest (SSI). Gretton is a thriving village with a Playgroup , a  Primary School, and the Royal Oak Public House known for its food and spectacular views from the Restaurant. Only two miles away is the Anglo-Saxon settlement  of Winchcombe which has a supermarket and a number of smaller shops including a  butchers, hardware store, hairdressers, Building Society and many interesting shops to browse in places to dine out.  There is also a Secondary School and a GP’s practice . Other local interests include regular meetings at Prescott Hill Climb, Sudeley Castle, Golf and Cricket clubs. The historic town of Tewkesbury is  approximately 8 miles away, Evesham 10 miles and Cheltenham 12 miles, whilst Junction 9 of the M5 is 6 miles from the bungalow.

The property is alarmed and equipped with all mains services and the Gas Combi Boiler operates the central heating. There is also a feature gas fire in the lounge. The family area, kitchen and the en suite have underfloor heating and cavity wall insulation is installed. Superfast fibre optic broadband became available and was installed last year. A Sky dish is also included. The loft is insulated and part boarded and has a fold up metal ladder access in the hall. All internal doors are Oak Veneer .

The bungalow is approached via the gravelled drive and large parking area with a Walnut Tree towards the roadside. This area is screened with fencing, along with established beech and laurel hedging and external  lighting. Entry is via a new porch to the hallway, from which all rooms may be accessed. The spectacular open plan kitchen/dining/social space features a central island with sink and mixer tap, an induction hob with extractor over, Zanussi dishwasher and cupboards and drawers, topped with a 65mm deep granite effect work top. Appliances are a SMEG self cleaning Oven and separate integral Microwave, induction hob, dish washer and Samsung “American style” fridge/freezer.  Finally, there is a desk space with shelving incorporated if a functional interior workspace is preferred. The lounge off the social area is a good size with ample  space to relax and entertain.  The two double bedrooms are invitingly spacious with fitted wardrobes. The master bedroom faces the rear garden and has an en-suite, with walk in shower, bath and basin. The second bedroom has a window to the front and a “Jack and Jill” door to the Bathroom which has a modern white suite, a Jacuzzi whirlpool bath, additional storage and a utility cupboard housing the washing machine. The garage has power and lighting and a range of wall cupboards and storage with a workbench and vice.

Directions: From Cheltenham it is possible to travel via Winchcombe and Gretton continuing on a short distance to Gretton Fields where you will find the property on the right hand side marked by the Walnut Tree. From Tewkesbury or Bishops Cleeve, follow the B4077 signed Stow on the Wold at Teddington Hands roundabout on the A46. Having passed a petrol station to the right, take the next right to Gretton and the property is the second on the left after a large willow tree which overhangs the road slightly.
