" THE PROPERTY This delightful period cottage offers somewhat deceptively spacious accommodation and occupies an excellent position with lovely views to the Cotswold escarpment and the Tyndale Monument. Originally built as a traditional weavers cottage, the property has evolved over the years and in recent times was extended further creating a lovely family home. The ground floor accommodation includes a large living room with open fire and a character kitchen breakfast room with exposed Cotswold stone walls and Rayburn stove. On the first floor is a bathroom with separate shower and two bedrooms including a generous master bedroom enjoying views to the hills and over the Ozleworth Brook at the foot of the garden.
On the second floor there are two double bedrooms both with excellent views and a separate shower room whilst there is also an excellent 'office/study' -ideal for those working from home etc. The house is warmed by gas central heating and has double glazed windows throughout whilst a well lit attic provides excellent storage. The garden is found to the front of the house with lawns, shrubs and trees with an off road parking area and a useful oversize garage backing onto the river at the foot of the garden where there are lovely walks.  

SITUATION The pretty village of Kingswood is located approximately 1 mile south west of the market town Wotton under Edge. Situated on the southern edge of the Cotswolds at the foot of the escarpment, this thriving village has a strong community spirit and its own Primary School, general store with Post office, a popular local pub and village hall with many active clubs and societies and all-weather sports facilities.
Wotton under Edge is a typical Cotswold market town made prosperous from the former woollen industry and today provides good local amenities for everyday needs, including schools for all ages and the highly regarded Katherine Lady Berkeley secondary school (15 minute walk from the house), local shops, pubs, restaurants and services including doctors' and dental surgeries. There are popular sports and social clubs, a local swimming pool and the Wotton Electric Picture House. The M5 Motorway is just 5 miles away, putting Bristol (20 miles) and Gloucester (19 miles) within easy reach. The nearest railway station is Cam and Dursley (7 miles), which is on the Bristol to Birmingham line, offering services to Bristol Parkway.  "
