" THE HOUSE This delightful detached house is set aloft, at the heart of a well maintained cul-de sac with views looking down over the town. The accommodation is arranged over two floors, though cleverly designed to have the living space upstairs, to enjoy the vista, the way in which the rooms are arranged also leads to much flexibility. The ground floor currently comprises: two large bedrooms, fully fitted utility room, shower room and access to the garage - the first floor accommodates a family bathroom and the two further bedrooms, of which one has an ensuite shower room. To the front of the first floor is the dining room, the kitchen/breakfast room and the sitting room, all affording stunning views to the sea. 

OUTSIDE Arrakis is approached over a no-through road to a driveway leading up to the house and garage. Access to the rear garden is sought via the first floor or through a pedestrian gate at the side of the property and up some steps. The rather splendid mature gardens are stocked with an array of many plants and shrubs giving colour and scent along with compartmentalising the area allowing for different outdoor spaces and zones. 

LOCATION Dawlish is one of the most archetypal Seaside towns in the country, located on the south coast of Devon only c. 13 miles from Exeter. It offers beautiful scenery with red sandstone cliffs and sandy beaches and is famed for its black swans. The town offers many amenities such as: a post office, convenience stores, pharmacy, various public houses and cafés, and an outdoor bowling green. There are also several primary and secondary schools available.

South Devon is renowned for its beautiful scenery and dramatic coastline. The area offers brilliant sailing and windsurfing, and a huge variety of scenery for walking and cycling - from coastal paths to the moorland of Dartmoor not far away.  "
