DESCRIPTION AND LOCATION

Located at the higher end of the High Street in Kenton, well away from the main road through the village, this pretty and beautifully presented cottage is offered for sale in fine order, having recently been redecorated.

The cottage enjoys the period feel of an older property, but benefits from modern conveniences, such as gas fired central heating. Having been extended in the past, the accommodation is of a good size and includes a recently remodelled kitchen/breakfast room, lounge with wood flooring, entrance lobby, two double bedrooms and a modern bathroom.

There is also a useful covered porch that extends across the rear over the building that could (subject to the necessary consents) be incorporated into the house to form a rear lobby or utility room (as it already has power and plumbing for a washing machine). Immediately to the rear of the cottage is a small courtyard, over which access is gained to a large and very unexpected cottage garden that gently slopes up and away from the house and enjoys super views over the village.

This combination of excellent presentation, a modern specification and large garden makes the property well worth considering, especially due to its location in one of the most sought after villages in the area.

Kenton itself is a particularly popular village, as it is home to the Earl of Devon's historic Powderham Castle, which now has an excellent farm shopping complex. The village also boasts a well respected primary school and pre-school, Post Office/stores, a pub, two restaurants, a church and village hall. There is a regular bus service to Exeter and Dawlish, and beautiful countryside and estuary side walks are also close by.

DIRECTIONS

On entering the village from Exeter, turn right at the War Memorial and past the church on the right. Just after the church, the road bears hard right into High Street. Number 24 will be found at the upper end of the street, on the left by the old village pump. Unreserved on road parking is available directly opposite.
