SITUATION Bradninch is a small Duchy town situated in the beautiful Culm Valley, eight miles north of Exeter and three miles south of Cullompton. At the time of William the Conqueror's Domesday Book, Bradninch was the largest in area of forty six manors in Devon. There is a long and proud association with the Duchy of Cornwall and still today many of the farms surrounding the town are owned by the Duchy and let to tenants. Local secondary schools are in Cullompton and Broadclyst, whilst nearby Exeter has a selection of good private schools. Today the town provides a good range of local amenities including a mini market, post office, popular primary school, doctor's surgery, pubs, recreation facilities, churches and good bus services to Exeter and Cullompton. Excellent transport links from the M5, Tiverton Parkway Main Line Station (London Paddington in just over 2 hours) and Exeter International Airport. DESCRIPTION 16 Fore Street, dating back to 1685, is a truly unique Grade II Listed property situated in the heart of the town. In the 19th century the premises became a butchers shop. The property has undergone an extensive programme of refurbishment by the current owners. Today the property has been carefully maintained to create a warm and welcoming four/five bedroom home with an array of period features and versatile accommodation. Via the carriage entrance is a range of outbuildings, courtyard garden, open fronted barn and a delightful elevated garden. In addition the property offers off street parking for at least four cars. ACCOMMODATION At the front of the property, a long entrance hall with a tiled floor and rear window looking out onto the courtyard, provides access to the ground floor accommodation. An inner hall has a storage cupboard and stairs to the first floor. To the left is the spacious sitting room which has a front aspect with two sash windows and an open fireplace. A further inner corridor provides further storage cupboards. The dining area has revealed beams, tiled flooring, a window overlooking the courtyard and a rear exit. This room then opens to the kitchen/breakfast room which has an array of matching base and wall units, slate worktop, built-in pantry, electric oven and gas hob, integrated dishwasher and washing machine and is finished with downstand beams, tiled flooring and has views out onto the courtyard. Moving up onto the first floor, the landing provides a large walk-in storage cupboard. To the rear of the first floor is bedroom 1 which has garden views, an array of striking revealed beams, fitted wardrobes and an airing cupboard. Moving towards the front is bedroom 4 which has a side aspect, revealed beams and views out towards the church. Then we are presented with a stylish bathroom which provides a roll top bath, corner shower, wc, wash basin and heated towel rails. Passing the stairs on the left a further bathroom is on hand which also connects through to the office. Bedroom 2 has a front aspect with sash windows whilst bedroom 3, also with a front aspect, sash window, and a feature fireplace. This bedroom connects with the studio office/bedroom 5 which provides a versatile and spacious room with a dual aspect, vaulted ceiling, king post trusses and a rear exit via steps that lead down into the courtyard. OUTSIDE To the right of the main entrance is a carriage entrance which leads through to a covered parking area which opens out to the rear courtyard. To the right are detached outbuildings which were a former store and cold room serving the butchery, now providing storage. Attached to the rear of the property is a further set of outbuildings which are currently used as a utility, workshop, storage area and log store. Then we are provided with a wonderful open fronted barn which creates a fabulous area to entertain and dine opening onto a large courtyard. Steps then lead up to a raised garden which has a large section of lawn with well stocked flower beds, fruit trees, border hedging, greenhouse and views. DIRECTIONAL NOTE From Exeter proceed on the B3181 passing through the villages of Pinhoe and Broadclyst. After approximately 4 miles, on leaving Broadclyst, turn left at Hele Cross signposted to Bradninch and Hele. Continue on this road for approximately one mile until you reach Bradninch where you turn right onto High Street which connects with Fore Street where the property is located on the left just past the post office.
