DESCRIPTION & LOCATION

Number 21 is a fantastic mid-terrace home close to the city centre, situated in the quiet cul-de-sac of Lucas Avenue. The current owners have made many improvements to the property in the last 6 years, creating a bright and airy home that offers plenty of space. Built in 1929, the property holds many of its original features such as the multiple fireplaces and garden path tiling, leading to the front door. There is plenty of character to be found throughout the house, along with a delightful rear garden that enjoys the sun during most of the day, especially in the summer.

On the ground floor the living room offers plenty of charm with an original feature fireplace acting as a focal point. Towards the rear of the house the kitchen/diner has a great outlook, with patio doors opening onto the rear garden. On the first floor the master bedroom and two others are found that are linked very well with each other by pine floorboards, with the family bathroom, which has been beautifully fitted by the current owners. From the first floor landing, a second staircase leads to the loft conversion that incorporates a fourth bedroom and a second bathroom. Converted by the previous owners, roughly 10-15 years ago, the extra bedroom and space has been found to be very useful for the current owners, and is not always found in a property of its type.

One of the great features of the property is it's location and close proximity to the city centre and the High Street. Whilst enjoying the quiet surroundings of Lucas Avenue, a 10 minute walk takes you right onto the High Street and all of the shops and amenities that Exeter has to offer. There are also very handy nearby local bus and rail links (from St. James), along with on-street resident's parking for those who need it. We are delighted to market this property that offers plenty for all and highly recommend an early viewing for inspection.

DIRECTIONS

Coming from the roundabout at the bottom of Paris Street (next to the Vue cinema and bus station), take the turn off onto Western Way (past the Jury Inn Hotel on the right) until the next roundabout, whereby you take the second exit onto Old Tiverton Road. Lucas Avenue is the third turning on the right, coming back on yourself slightly. Number 21 can be found on the left hand side, roughly half way along the road.
