" LOCATION: 
Bideford is a small port town on the estuary of the River Torridge in north Devon and is the main town of the Torridge local government district. The River Torridge is spanned at Bideford by the Long Bridge, the present structure is believed to be of 15th century construction, but includes much later repairs, for example in 1638, and was widened in 1865.
By the 16th century Bideford had become Britain's third largest port. Sir Walter Raleigh landed his first shipment of tobacco here, although, contrary to popular belief, he was not the first to import tobacco to England. Several local roads and a hill have been named after Raleigh. Bideford was heavily involved in the transport of indentured servants to the New World colonies.
Northam is a small Village, lying north of Bideford and near Westward Ho! It is thought to have been the site of an Anglo-Saxon castle, a little over a mile away along the coast is a Village called Appledore, still renown for shipbuilding.

DIRECTIONS: 
From the Long Bridge in Bideford, head north on The Quay toward the High Street, after 0.3 miles the Quay becomes Kingsley Road.
After a further 0.8 miles cross the A39 onto Heywood Road and continue for 0.8 miles. Turn left onto Bay View Road and after another 0.3 miles turn right onto Lundy View near the bottom Lundy view bends to the left and turns right into Dolphin Court. 

GENERAL: 
Dolphin Court is built in a commanding position overlooking Northam Burrows and it's golf club with panoramic sea views from Westward Ho! to Appledore. Awake to sounds of the surf! The two bed Maisonette has double glazing, a fitted kitchen, balcony and sheltered allocated parking. 

APPROACH:
The sheltered parking is on the left as the development is approached, visitors may park in the service road or lay-by, in front of the building. Take the first set of steps, No 3 is on the right.

ENTRANCE HALL:
Open the double obscure glazed door to the entrance hall which gives access to the stairs and inner hall by glazed door.

INNER HALLWAY:
The hallway provides access to the lounge and kitchen, and has space under the stairs for storage or workstation.

KITCHEN:  2.94m by 2.13m   9'8" x 7'0"
Equipped with range of wall, base and drawer units, with space and services for a washing machine, cooker, and fridge freezer. Roll edged wood block effect work tops house a stainless steel drainer sink. The  splash backs are tiled, light is admitted by a double glazed window in the front elevation and there is a tall double cupboard with louvre doors.

LOUNGE:  4.02m by 3.97m   13'2" x 13'0"
Dominated by the panoramic sea views the room has a double glazed door to the balcony with adjacent double glazed window and a further double glazed window on the right hand side. There is a feature fireplace with electric fire, skirting boards, coving, centre light and large built in storage cupboard.

Return to the hall and ascend the stairs to the landing, which has a high level window in the rear elevation.

BEDROOM 1:   4.04m by 3.03m  13'3" x 9'11"
Lit by a double glazed window in the rear elevation, sharing the spectacular sea views bedroom 1 is warmed by a panel heater.

BATHROOM:   2.09m by 1.93m  6'10" x 6'4"
The  suite comprises; low level WC with cistern above, pedestal wash hand basin  and panelled bath with electric shower over. The walls are fully tiled, the ceiling is panelled and there is a ceiling hatch to the loft.

BEDROOM 2:  3.96m by 2.48m  13'0" x 8'2"
Warmed by a panel heater the bedroom houses the cylinder cupboard with immersion heater and a double glazed window in the elevation overlooks the approach.

OUTSIDE:
There is a sheltered parking space adjacent to the approach road and a bin store on the other side of the service road. There are also areas of communal gardens
