" An extended & well presented 4 bedroom semi detached character house in quiet no through road on high ground boasting fabulous panoramic views.

SITUATION AND AMENITIES In a quiet, residential no through road, on the semi rural outskirts of Braunton, on high ground, commanding superb 180 degree panoramic views over Heanton, Barnstaple, the Taw Estuary and out to sea towards Hartland Point, yet within walking distance of Braunton village and schools. Braunton is considered to be one of the largest villages in England, and is ideally placed for easy access to the safe, sandy, surfing beaches at Croyde, Putsborough, Saunton and Woolacombe, approximately 5 miles to the west. Barnstaple, the regional centre of North Devon is approximately 6 miles to the south east, and houses the area's main business, commercial, leisure and shopping venues. The town is also well known for its exclusive range of outlets, including all of the High Street favourites, as well as a diverse selection of local stores. Other notable facilities include the Pannier Market, the North Devon Leisure Centre, providing many indoor pursuits, along with the Tarka Tennis Centre. Live theatres are accessible at Barnstaple and Ilfracombe, whilst other sporting and leisure pursuits are close at hand including golf at Landkey, Ilfracombe, Saunton and Westward Ho!. Fishing and boating can be enjoyed on the Rivers Taw and Torridge. Exmoor is within easy reach to the north east, and there is access at Barnstaple to the North Devon Link Road, leading through to Junction 27 of the M5, whilst Barnstaple Railhead provides a link to the National Railway System, as well as to Exeter. DESCRIPTION 2 Down Lane comprises a mature, semi detached character house, which offers deceptively generous and spacious accommodation, arranged over three floors, together with well maintained gardens and double parking bay. The 'wow' factor of the property is the breathtaking 180 degree panoramic view which most of the principal rooms enjoy. We understand that the original house possibly dates back to around 1930, the existing owners have resided happily at Number 2 since 1990, and during their tenure, they have converted the loft in 1992 and added an extension to the rear of the property in 2002. The extension has been sympathetically undertaken and the property blends modern refinements with original character features, including many of the original doors, staircase, picture rails etc. This is certainly one of those properties that needs to be inspected internally to be fully appreciated. Although the property is semi detached, the extension and loft conversion added to the original dwelling basically provides a square footage of a typical four bedroom detached house. The layout of the accommodation with approximate dimensions is more clearly identified on the accompanying floorplan, but comprises: GROUND FLOOR Half glazed door to ENCLOSED ENTRANCE PORCH Quarry tiled flooring. Pair of fitted storage cupboards. Inner door to ENTRANCE HALL Meter cupboard. Deep shelved storage cupboard. SITTING ROOM With open fireplace, polished slate surround and hearth. Antique pine surround. Picture rail. Bay window to enjoy the best of the views. DINING / FAMILY ROOM A very spacious, double aspect room with bay window to side. Former chimney recess, now fitted as a cupboard with doors and beam above with mantel shelf (we understand that it may be possible to re-open this as a working fireplace). Shelved cupboard under stairs and further built in storage cupboard. Multi paned glazed door to KITCHEN / BREAKFAST ROOM With lofty vaulted ceiling and exposed roof trusses. Two Velux windows and also window overlooking the rear garden. Decorated in a red and cream theme with good range of modern units, incorporating 1.5 bowl moulded sink, adjoining work surfaces, drawers, cupboards and appliance space under. Matching wall mounted cupboards. Plumbing for dishwasher. Space and point for gas / electric cooker, extractor hood above. Worcester wall mounted gas fired boiler for central heating and domestic hot water. Space for upright fridge / freezer. Stainless steel effect wall tiles. Tiled effect flooring.
