SITUATION AND AMENITIES Situated in a quiet no through Cul-De-Sac adjoining open countryside and enjoying fine views towards Heanton Village in the distance, Braunton is reputedly the largest village in England and offers a wide range of amenities including local shops, supermarkets, library, community centre, medical centre, primary and secondary schools, churches and range of popular pubs and restaurant. The renowned Tarka Trail can be accessed from the village and this follows the Taw and Torridge Estuaries. Close by is the UNESCO Biosphere Reserve of Braunton Burrows, the largest sand dune system in the UK, as are the glorious sandy beaches of Saunton Sands (also with championship golf course), Croyde, Woolacombe and Putsborough Bays. Barnstaple, the regional centre, offering more extensive shopping facilities and amenities, is about 5 miles and at Barnstaple there is access to the North Devon Link Road leading through to junction 27 of the M5 Motorway in about 45 minutes where Tiverton Parkway also offers a fast service of trains to London, Paddington, in just over 2 hours. To the front is a low retaining wall with a pair of gates leading to a parking space in front of the afore mentioned garage. The front gardens are mainly laid to lawn with gravelled areas for ease of maintenance, well stocked flower beds and borders, mature shrubs. There is access at both sides of the property each with a timber garden shed and leading on to the rear garden were there are well stocked flower beds and borders, fruit and vegetable areas, a raised terrace and aluminium framed greenhouse. The garden is bounded by fencing and mature hedging providing a good deal of seclusion and privacy, there is also an external water tap. DIRECTIONS On approaching Braunton from Barnstaple, turn right in front of the thatched pub, The Williams Arms, turn left at the T-junction into Wrafton Road, continue to the end and turn right at the mini roundabout into Lower Park Road proceed for approximately ? mile and then turn right into South park, keep to the left and the property is at the far end on the left.
