SITUATION The property is one of three bungalows abutting a quiet parish road within 400 yards of the pleasant rural village of Marhamchurch. A noted primary school, places of worship and local inn serve this small community. However, the larger centre and family resort of Bude is only two miles to the northwest and here one can enjoy a variety of amenities including doctors, dentists and veterinary surgeries as well as a busy light industrial estate. There are shops, a choice of three supermarkets, restaurants and boutiques. Educational facilities are up to A-level standard. There is a wide variety of sports available including an indoor sports facility and leisure pool, two golf courses (18 hole and 9 hole), rugby, football, cricket, squash and bowls clubs. There is coarse fishing along the historic Bude canal as well as shore fishing, surf and swimming on the extensive sandy beaches. Some of the most superb cliff walks can be appreciated along the dramatic coastline as well as walking along the Bude Canal, passing Bude marshes which is one of the two dedicated wild bird reserves in the area. The extensive sandy beaches at Widemouth Bay are three miles and these are renowned for some of the finest surfing beaches in the UK.

The former market town of Launceston is fourteen miles to the south and here one can gain access to the A30 dual carriageway which connects the cathedral cities of Truro to the west and Exeter / M5 motorway to the east. There is a mainline railway station with regular services to London Paddington and an international airport. Two ceiling downlighters and vertical blinds. BATHROOM Panel bath with twin handgrips. Electric shower unit over with shower rail and curtain. Pedestal wash basin. Strip light / shaver point. Low flush WC. Heated towel rail. Electric wall convector heater. Built-in airing cupboard with hot water cylinder and immersion heater and ceramic tiled walls. OUTSIDE A rear lawned garden area extends to a lawned area on the front elevation. One can enjoy distant sea views of Bude Bay. PLEASE NOTE Vacant possession from October 2013 or earlier by mutual arrangement. DIRECTIONS From Bude take the A39 Atlantic Highway south towards Camelford. Within a mile take either of the two left hand turning signposted to Marhamchurch. When in the village, opposite The Bullers Arms pub, take the left hand turning posted to Bridgerule and Week St Mary. Within 30 yards turn right into Hilton Road and proceed for approximately 0.25 of a mile where Sunny Corner will be found the first bungalow on the right hand side.
