" 127 Corn Mill Crescent is an immaculate three-bed, semi-detached house on the south-western side of the city. It‘s been extended and modernised both inside and out by the current owners, and is a family home in a great location. At the rear, superb bi-fold doors open from the large kitchen and family room to the landscaped garden and create a real fusion of indoor and outdoor spaces. Facing south west, this space catches the afternoon and evening sun - perfect for a summer barbie or just making the most of longer days.

To get to the back garden, visitors step through the gravel garden in front of the house and use the handy side entrance. From here, the rear space really opens up as the current owners have used the same large floor pavers across the remaining space. It‘s just the job for entertaining and very easy to maintain. There‘s a raised bed at the edge, and plenty of room for a savvy gardener to add life and colour with pots and containers.

Looking back towards the house, the bi-fold doors lead to an open-plan family space and kitchen beyond. On a bright day, sunshine floods in through the two skylights. A breakfast bar separates the family and cooking areas, so you won‘t miss out on the chat if you‘re the cook in the family. Guests can perch on a stool with a glass of wine, and see how their Sunday dinner is coming along.

The kitchen is fully-fitted and in great condition, with gloss cream handless units throughout and a black worktop. There‘s an integrated fridge freezer and dishwasher, along with a Bosch double oven and an induction hob above. The washing machine is tucked away in a utility space, keeping the noise down. There‘s also a downstairs loo.

To get to the rest of the property, you follow the glazed door into the sitting room. It‘s a nice space, currently home to a couple of decent-sized sofas and a TV. Its other entrance takes you to the small hallway at the front of the house, and stairs to the first floor. Off the upstairs landing are the three bedrooms and family bathroom.

Outside and to the front is a neat garden, setting the house back from the quiet residential road. The property‘s garage has light and power, and there‘s off-road parking for one car. The wheelie bins have their own spot, easy to reach but tucked away behind some attractive shrubs.

It‘s hard to believe these days, but Alphington is a former village. It‘s now a suburb of Exeter. There are still some signs of rural life though, including walks across the fields to Ide with its three pubs. Alphin Brook is also nearby, popular with dog walkers and cyclists, a good traffic-free link to the Riverside Park and Exeter‘s quayside.

Your nearest schools are Alphington Primary School, or West Exe Technology College for older children. Sainsbury‘s is on the main road into Exeter, and the local Lidl is a pleasant 10-minute walk. The big trading estate at Marsh Barton is out of sight but on your doorstep - perfect for getting bits and bobs. Work has finished on its new railway station, but locals are waiting for an opening date. Luckily the A30 is five minutes away - with Dartmoor and Cornwall in one direction and the M5 in the other.
