SITUATION Beggars Roost is located within a short, level distance from the centre of Chulmleigh. This small, rural town is situated in a very attractive setting on the eastern side of the Taw Valley mid-way between Barnstaple and Crediton. The town, which is set on a hill overlooking the Little Dart River, has a good range of local amenities including shops, pubs and restaurants, primary school and community college, health centre and golf course.

There are opportunities for salmon and sea trout fishing on the nearby River Taw and to the north and south are the National Parks of Exmoor and Dartmoor, renowned for their spectacular scenery and excellent opportunities for walking, riding and fishing.

There is good access via the A377 Taw Valley road to Barnstaple and the beautiful North Devon coast with its dramatic coastline and sandy beaches and there is good access out to the A361 North Devon Link Road leading east to Tiverton and Junction 27 of the M5 motorway, where there is also Tiverton Parkway railway station on the Paddington line.

Leading along the Taw Valley is the Exeter to Barnstaple branch line (Tarka Line) with railway stations at nearby Eggesford and Kings Nympton and there is an international airport at Exeter. DESCRIPTION Beggars Roost is a deceptively spacious Grade II listed attached cottage in need of further improvement. The original thatched cottage faces onto East Street, with the barn to the rear converted and linked to the cottage to form additional accommodation. A part of the original barn remains unconverted and now provides a useful store, but also benefits from listed building consent (ref. 49827) to incorporate into the existing accommodation. The first floor is split into two and is accessed via two staircases. ACCOMMODATION Front door to useful LOBBY with quarry tiled floor, through to spacious INNER HALL also with quarry tiled floor, exposed stone walls, storage cupboard and stairs to first floor of the converted barn section of the property.
The SITTING ROOM has dado panelling, inglenook fireplace with heavy beam over and wood burning stove. Window seats, exposed ceiling beams and understairs cupboard. Second large fireplace (no longer used).

OUTSIDE From the road a gate leads to a paved courtyard with door to LOG STORE, front door to cottage and double doors to GARAGE/STORE with plumbing, power and light connected, space for freezer, dryer, washing machine and ample storage. A gate leads through to the south facing rear garden initially with a paved area and steps leading up to an enclosed lawned garden with mature flowerbeds and greenhouse.
