This spacious and extended village house is pleasantly located in an elevated cul-de-sac within the popular village of Lapford, enjoying excellent views over the village and open countryside. The village centre is within walking distance.

The house itself offers spacious 4 bedroomed accommodation including a 2nd floor loft conversion with its own shower room. The property has been much improved by the current owners and benefits from recently fitted uPVC double glazing and oil fired central heating. Its design makes it particularly suitable for families with a central dining room on the ground floor, a conservatory that is currently used as a utility and a good sized sitting room. There is a fully enclosed garden to the rear with an easy to maintain front garden, setting it back from the pedestrian path to the front.

LAPFORD, a large parish and village, lies just north of the main A377 Exeter / Barnstaple road approximately 9 miles from Crediton and 16 miles from Exeter. The village has good amenities including inns, a primary school and a preschool with an excellent OFSTED report.  On the edge of the village is a railway station and there is a regular daily bus service from the heart of the village.  The parish church, St Thomas of Canterbury, is of perpendicular style and has a fine 16th century rood screen.

DIRECTIONS Proceed up into the village and take the 2nd turning on the left past the church into Prospect Way.  Number 39 will be found on the left towards the end of the road by the grassed triangle.
