SITUATION North Star House is situated in the heart of the popular village of Zeal Monachorum, which is a small, peaceful pretty village surrounded by farmland and in the midst of rural Mid Devon. The village consists of many period properties and sits on top of a hill some 7 miles from Dartmoor. Zeal Monachorum is mentioned in the Domesday Book. The village has amenities including a church, popular country pub and leisure centre. The nearby village of Bow (1.5 miles) has a primary school, doctors surgery, pub and small supermarket. There is a primary school, petrol station, post office and garage at Lapford, about 3 miles to the north. The Tarka railway line which runs from Exeter to Barnstaple has a request stop at Morchard Road (2 miles). The market town of Crediton lies 8 miles to the east and has an excellent range of day-to-day facilities and amenities. The university and cathedral city of Exeter lies approximately 17 miles to the east and has all the amenities to be expected from a regional centre of its importance including two mainline railway stations to London Paddington and Waterloo. Exeter International Airport lies 4 miles to the east of the city. DESCRIPTION North Star House is a detached period property, of rendered stone and cob elevations beneath a tiled roof, dating from, the vendors believe, the 16th Century. The house has an interesting history, including being a former pub and hotel. Despite its age and the many character features, the property is not Listed (apart from the rear boundary wall). Character features include original fireplaces, window seats and picture rails. As is evident from the floor plan, there is certainly potential to create a sizeable annexe on the ground floor with the adjoining outbuilding, subject to the necessary planning consents which have been granted in the past but have now lapsed. ACCOMMODATION Entrance door leads through to the porch with tiled floor giving access to the hallway off which are the principal living rooms. The hallway has an attractive leaded stained glass screen. The sitting room has a deep stone-sided open fireplace with wooden beam over and inset wood burning stove. Picture rail and window seat. The dining room has a dado rail as well as feature stone fireplace. The kitchen/breakfast room has a range of fitted eye and base level units with inset sink and space and plumbing for washing machine, dishwasher and tumble dryer. There is a fitted, eye level double oven together with oil-fired Rayburn and ceramic hob. There is a walk-in pantry and a rear porch with fitted units and sink. There is an inner lobby with door leading to the potential annexe which currently comprises kitchenette with fitted eye and base level units with work surfaces and inset sink. Door leading to the family room with window seat. A turning staircase leads to the 27' first floor landing off which are 4 double bedrooms each of which enjoy south-facing windows with excellent views to the countryside and Dartmoor in the distance. The family bathroom has a panelled bath with shower over, wash basin and wc. THE GROUNDS From the road, gates lead to a driveway in front of the house with ample parking. There are a number of highly useful outbuildings including attached lean-to outhouse which is relevant to the lapsed planning permission. There is an adjoining lean-to incorporating a gardener's loo. Stone and brick detached garage. Further outbuildings include potting shed, open-fronted carport (5.10m x 4.30m) which is attached to a number of further stores and sheds. The gardens, which enjoy views to Dartmoor, are a particular feature of the property and extend to 1.3 acres the majority of which lies to the southern side of the house. This is laid mainly to lawn interspersed with a good number of mature, well-stocked flower and shrub beds including roses and rhododendrons, together with a number of very well established deciduous trees, evergreens and a number of fruit trees. Summerhouse. Beyond the mains gardens is a small paddock and large vegetable and fruit allotment. To the rear of the property is a grass bank with various shrubs, trees and bushes. This is well screened from the village lane by an ancient Grade II Listed cob wall. SERVICES Mains water. Mains drainage. Mains electricity. Oil-fired central heating. DIRECTIONS From Exeter proceed on the A377 through Crediton and Copplestone. On reaching Morchard Road, bear left onto the A3220 signposted Winkleigh, Torrington and Bideford. Follow this road for approximately 1.75 miles before turning left at Stopgate Cross signposted Zeal Monachorum. Proceed into the village and on the first long left handed bend, North Star House can be seen on the right hand side as you start the descent down the hill.
