SITUATION Stoneshill Cottage is situated in a peaceful rural location near the small but popular village of Sandford. The village has a thriving community with church, village school plus pre-school, two pubs, community post office, shop and garage. The bustling market town of Crediton (3 miles) has an excellent range of day-to-day facilities and amenities. The university and cathedral city of Exeter (13 miles) has a wide range of facilities befitting a centre of its importance including excellent shopping, dining, theatre and recreational pursuits. It also has mainline railway station to London Waterloo and Paddington and an international airport to the east of the city. DESCRIPTION Stoneshill Cottage has origins, we believe, back to the 17th Century with later extensions. Of rendered cob, stone and brick walls beneath a slate tiled roof, the current owners have extended the property considerably, as well as converting an attached barn, and it now offers versatile and spacious accommodation 2,500sq.ft. This accommodation is a nice blend of the traditional with period features including original fireplaces, together with all the benefits of modern living. ACCOMMODATION Oak framed covered entrance porch to rear boot room. The boot room has a slate tiled floor with underfloor heating and cloakroom which leads to the wonderful, recently fitted kitchen and dining room. This has an engineered oak floor with underfloor heating. The kitchen is fitted with a range of eye and base level units, 5-ring gas hob, two eye level electric ovens and integral dishwasher. At the southern end of the property are two sitting rooms both with feature stone fireplace, one with a bread oven and inset wood burner. Of further note on the ground floor is an office together with play room. On the first floor of the principal part of the property are four bedrooms and two bathrooms. Attached to the northern end of the property is a stone barn which has recently been converted and would be ideal for annexe potential with its own entrance. On the ground floor is a sitting room and kitchen area which is wired and plumbed for installation of the same. These two areas have underfloor heating. THE GROUNDS From the lane, the main drive leads to a large parking and turning area in front of the open-fronted double car port. To the side of this a gate leads to a path to the rear door. Adjoining the property are large level gardens with enclosed courtyard to the front. There are a number of useful outbuildings including an open-fronted general purpose agricultural building (29' x 29') with concrete floor and electric supplied. To the rear of the carport is a large workshop and there is a further large wooden storeroom both of which have power and water supply. To the side of this a gate leads to a large level paddock. Continue up into Sandford bearing right on the Kennerleigh road in the middle of the village.
