" Patteson Drive is a popular and mature cul-de-sac originally built in the 1960s and standing on the extreme eastern outskirts of the town but within level walking distance of most of the excellent local amenities. These include the shops, Sainsbury's supermarket and two excellent schools.

Number 6 is a modern semi-detached house with pleasantly arranged accommodation including a hall, sitting room, kitchen/dining room and cloakroom on the ground floor.

On the first floor are three good sized bedrooms and a modern bathroom. There is a gas fired central heating system and pvc double glazed replacement windows.

Although perfectly habitable, the property is in need of general modernisation and redecoration but will provide a very comfortable family or retirement home. There is also plenty of scope, subject to planning and building regulations, for extensions in various directions, as demonstrated by other houses in the cul-de-sac.

There is a good sized garden to the front with plenty of parking space on the long concrete drive which leads to the single garage. The rear gardens are a particular feature, private, mature and fully enclosed, measuring about 75' x 30' with two timber sheds and a greenhouse.

There is a shortage of this type of good modern semi at the present time, offering plenty of scope for improvement and extension, all with early vacant possession available.

Ottery St Mary is one of the most pleasant and friendly small towns in East Devon with many amenities, shops, including Sainsbury's, pubs, churches, very good schools, post office, banks, medical centre, local hospital, recreational activities, sports centre and bus services. Although surrounded by beautiful open countryside it is particularly accessible; 6 miles to the coast at Sidmouth, Exeter 10 miles (M5 junction) with the A30 dual carriageway giving swift access. Honiton is 6 miles with further shops, amenities and mainline station (Waterloo-Exeter).
