" Freshly-decorated and tastefully-presented, one bedroom, dual-aspect flat on the ground floor of a traditional terrace building in the former mill village of Auchendinny, some 5 miles south of Edinburgh. The accommodation, in excellent order throughout, consists of an entrance hall, living/dining room, kitchen, double bedroom and bathroom. The good-sized entrance hall opens into the living room, offering ample space for dining, with an alcove cupboard, a recessed window set to the front, a feature fireplace with a gas fire, an open archway to the adjacent kitchen, and a doorway through to the bedroom. The kitchen is fitted with a range of contemporary, wood-effect units with laminate worktops and tiled splashbacks. Appliances include an electric hob and oven with an extractor canopy over, and a freestanding fridge/freezer and washing machine. The bedroom looks out to the private garden grounds, and beyond to the tree-lined Glencorse golf course. Off the bedroom is a good-sized bathroom with a contemporary, three-piece suite including bath with a tap-mixer shower, extensive wall tiling and tile-effect laminate flooring. Modern comforts include uPVC double glazing and gas central heating. There is a small strip of private garden to the front and an enclosed, private garden to the rear, accessed via a pathway round the end of the terrace. There is ample, unrestricted on-street parking on Evelyn Terrace itself and also on the main road through the village. Auchendinny lies some 2 miles north of Penicuik, itself around seven miles south of Edinburgh. Penicuik offers well-regarded schooling at all levels, a wide range of shopping, and a variety of leisure and recreation facilities, with the nearby Pentland Hills Regional Park providing many outdoor recreation activities. Regular public transport services connect to Edinburgh and neighbouring Midlothian towns, including Roslin, with its historic chapel.
