" This well presented two bedroom first floor conversion flat ticks many boxes, with its own garden, double size bedrooms, Upper Leytonstone location, loft space and 120+ years left on the lease, an attractive property for first time buyers and buy to let landlords. The property features two light filled double sized bedrooms, a fitted kitchen and modern contemporary style bathroom; however, the focal point of the accommodation, measuring 15'5 x 12'11 (4.70m x 3.68m) is the lounge/living space, with two windows helping to draw in that all important natural light. This room has sufficient floor-space to create a relaxing environment, with plenty left to accommodate a dining table and chairs. Other benefits include double glazing; gas fired central heating and, as mentioned before, the lease has 120+ years left to run. Now a little about location, placing you in the ever-popular Upper Leytonstone area, conveniently situated for Leytonstone tube station, running 24 hours on Fridays and Saturdays. Then you have Leytonstone's town centre, brimming with independent shops such as the Wild Goose Bakery and Five Star fish mongers, plus the many places to eat, drink, relax and socialise. Leytonstone has a 24 hour Tesco Superstore, but should you run out the essentials you can always nip along to the small parade of convenience stores nearby. As usual, we like to give a viewpoint from the sellers' perspective, so here's what they had to say about life in Hainault Road. From Sunday strolls in Epping Forest to the ever-flourishing high street, the last 4 years in Upper Leytonstone have been superb. We really have tried nearly all the bars in E11, from the Red Lion to live music at the Luna Lounge, there is something for everyone here. We will miss it here. We bought our property at the same time as our downstairs neighbour. He is lovely, and in recent months we have been discussing purchasing the freehold together, so if this is something you are keen on we know he would be too. Everyone on the street says good morning, there are several 'jumble trails' and 'art trails' that our road takes part in. It has a true old fashioned London feel, community spirit that you see so little of these days. We are sad to leave and are only doing so to be closer to family. Our large lounge come dining room has seen many a winter dinner party and our private garden has provided space for the rare sunny BBQ days. We have two separate loft spaces, the option to convert these (like so many have done along the street), is included within our lease and would expand the property making it even larger than it already is. This is a wonderful home that deserves to be loved and enjoyed, and we hope it will find owners that will do just that! Viewings can be arranged with a member of our highly engaging sales team, so we're ready when you are. 020 8558 1147 info@tradingplacesproperty.com
