This lovely two bedroom flat is located in a quiet, family area of Leyton. The flat is close to numerous local primary and secondary schools and is a two minute walk from the nearest park. The flat is located on Clementina Road, which runs along the back of five roads leading off of Lea Bridge Road. As such, these roads cannot be used as 'cut-throughs' to any other area and are only used by residents, meaning that traffic and noise is minimal. Parking around the flat is good and there is no parking permit scheme to worry about!

The flat is situated in a vibrant area of East London, with many local amenities close by. There are an array of small shops and a post office within 5 minutes walk. Supermarkets and major shops are a further 5 to 10 minutes walk away. Walthamstow Market is a 10 minute drive away, as is the newly opened Stratford City shopping centre and the Olympic Park. Both of these areas are also easily accessible by bus. Walthamstow Village, home to some lovely restaurants and shops selling local, independent food, art, homewares and antiques, is a 10 minute drive away. A five minute walk from the flat takes you into the Lee Valley Park and Canal, where you can walk, cycle, ice skate, ride horses, play pitch and putt golf or visit the bird sanctuary.

The flat benefits from excellent transport links. A 2 minute walk will take you to a bus stop that serves Walthamstow Central to the north and Islington, Liverpool Street and Oxford Circus to the south. A 5 minute walk will take you to another bus stop, with buses serving Blackhorse Road and Walthamstow Central (Victoria Line), St. James Street (National Rail line from Chingford to Liverpool Street) and Queens Road (London Overground). Buses can also be caught from this bus stop (in the other direction) towards Leyton (Central Line) and Stratford (Central Line and National Rail to Liverpool Street, Stanstead Airport, Ilford, Romford, Shenfield, Southend, Chelmsford, Colchester and beyond). As well as being accessible by bus, Leyton, Blackhorse Road and St. James Street stations are all within a 30 minute walk.

The flat itself is in excellent condition, having been redecorated by the owners very recently. There are two double bedrooms. The master bedroom is very generously sized, as is the lounge. There is a good sized and well appointed kitchen. The bathroom is compact but well appointed. The flat has a shared garden with the downstairs neighbours (who are lovely and very easy-going!) and this is accessed via stairs from the kitchen.

The lounge and bedrooms have wood flooring. The kitchen and bathroom floors are tiled and there is carpet in the hallway and on the stairs. The flat is double glazed throughout and has gas central heating. The owners have a cleaner, and this arrangement will continue. The cleaner will visit once a month to do a general clean of the whole flat. The cost of the cleaner is included in the monthly rental and is non-negotiable.
