SITUATION AND AMENITIES Lower Cliff House is situated in the small coastal area of West Bay on the famous Jurassic coastline with access to excellent coastal walks. West Bay has amenities including a hardware store, newsagent and local butchers and the nearby West Dorset golf club. The vibrant market town of Bridport lies 1 mile inland and has a wider range of shops, services and amenities including three supermarkets, various banks, health centre, community hospital, excellent primary and secondary schooling, an arts centre and a thriving twice weekly market. DESCRIPTION Lower Cliff House is a detached 1930's home of brick elevations beneath a tiled roof. The property is presented in excellent order and benefits from new UPVC double glazing. Lower Cliff House offers spacious and light accommodation with an entrance hall and a sitting room with fireplace which opens to the garden room with french doors to the garden. A formal dining room and the well appointed kitchen with built in Range (available by separate negotiation) are also found on the ground floor. There is a guest bedroom and a bathroom on the ground floor and the first floor houses two further double bedrooms, one of which benefits from an en suite. The house occupies an elevated position on the fringes of West Bay and the principal rooms enjoy views across West Bay to the Jurassic coastline and sea. OUTSIDE Lower Cliff House is approached from the road via double five bar gates which leads to a gravelled parking area. A path leads from here to the rear and front doors. The gardens lie all round the property and are laid principally to level lawn with borders of mature shrubs and flowers. To one side of the garden is a raised timber deck ideally positioned to enjoy the views. There is a patio seating area accessed via double doors from the garden room. To the far side of the property are a number of useful sheds. Some areas of the garden also enjoy views to the Jurassic coast and the sea. SERVICES All mains services are connected. DIRECTIONAL NOTE From Stags Bridport office proceed down South Street towards West Bay. At the roundabout take the third exit signposted West Bay. Proceed into West Bay and over the estuary bridge. Take the second exit at the roundabout heading up Forty Foot Way. At the end of this road turn right onto West Cliff Road and right again into Meadway.
