The accommodation comprises: a recently fitted kitchen, downstairs WC, reception room with open fire, reception room with Parkray stove and back boiler, master bedroom, second bedroom with built in wardrobe, third bedroom and a recently fitted bathroom with hand wash basin, bath with shower over and WC. DESCRIPTION 6 Ruffside Village is a three bedroom, stone-built mid-terrace cottage situated in the traditional hamlet of Ruffside close to the Derwent Reservoir. TERMS & CONDITIONS The property shall be let unfurnished by way of an Assured Shorthold Tenancy for an initial term of six months at a rental figure of ?525 per calendar month, payable in advance by standing order. In addition, a bond of ?787.50 shall also be payable prior to occupation. LEGAL COSTS The Tenant will be responsible for the legal costs for the preparation of the Tenancy Agreement for up to ?150 (plus VAT). REFERENCES The Landlord's agent will take up references through a referencing agency, the cost of which is ?45 (including VAT) per applicant.
