DESCRIPTION - GROUND FLOOR
A traditional mid-terrace house, this property has UPVC double glazing and gas central heating throughout, unless stated otherwise. To the front, a door opens to the lounge, which has laminate floor (which runs through the entire ground floor) and an arch to the dining room. The dining room has enclosed stairs off to the first floor and also opens up to the kitchen, which has a good range of wall and base units that include a gas hob, electric oven and extractor fan, along with appliance spaces and a door to the rear garden.

DESCRIPTION - FIRST & SECOND FLOORS
To the first floor, bedroom three is a double bedroom to the front and has a feature cast iron fireplace and over stairs cupboard. Bedroom two is also a double, overlooking the rear, again with a storage cupboard. Also on the first floor there's the bathroom, with a three piece bathroom suite including an electric shower. From the landing on the first floor, a door leads to a further flight of stairs leading to the converted attic space and master bedroom, with a Velux style sky light to the rear and wall mounted electric panel heater.

OUTSIDE
To the front the garden has been fully gravelled and is large enough to park two cars. (please note there is no dropped kerb). There is a shared side entry leading to the rear of the property, with access across for the neighbour. The rear garden is mainly lawned and not overlooked from the rear.

DIRECTIONS
From our Swadlincote office, turn right into Civic Way and proceed along, over the island at Church Street onto Derby Road, continue through the traffic lights then take the next right onto Common Road and proceed along to the island, taking the first exit left onto Main Street. Continue past the junction with Occupation Road (Mushroom Hall Pub) where the property can be found on the right hand side, as identified by our Newton Fallowell To Let board.
