DESCRIPTION - GROUND FLOOR

DESCRIPTION - FIRST FLOOR
The stairs from the hall lead to a gallery landing with the bedrooms and bathroom off. The master bedroom is a good sized double overlooking the rear garden, with built in wardrobes and an en suite shower room. Bedroom two is also a double with built in wardrobes, again overlooking the garden. Bedroom three is a double located to the front, as is bedroom four, a generous single. The family bathroom completes the accommodation and has a bath, wash basin and WC.

OUTSIDE
The property has a small fore-garden to the front, with a drive leading to a detached, pitched roof garage to the rear. From the drive there's a gate providing access to the rear garden which is part walled and has a lawn and patio area.

DIRECTIONS
From the car park to the rear of our Swadlincote office, turn right on to Civic Way, proceeding straight on at the island onto Derby Road, becoming Swadlincote Road. Continue on to the Clock Island (Tollgate Island), taking the fourth exit on to Moira Road. Continue along Moira Road to the first island, take the first exit onto Hepworth Road then first left onto Excelsior Drive, where the property is situated on the left hand side, as identified by our Newton Fallowell For Sale board.
