The quaint village of Tarporley, renowned for its historic High Street, lies approximately 12 miles from Chester and offers excellent local shopping facilities including fashion boutiques, art and craft shops, DIY, florists and general stores. There are good restaurants in the village itself together with public houses full of character and the area around Tarporley offers the leisure facility of Portal Golf Course. Tarporley has its own village churches and there are both primary and secondary schools in the village. Easy access is available to the motorway networks, and the neighbouring centres including: Chester, Northwich, Nantwich and Crewe. THE BUILDING PLOT The Building Plot: is situated at the rear of The Cottage.
Plot size: The total plot size is 0.225 acres and the depth is 190ft.
PLANNING HISTORY Planning Permission has been obtained on Appeal for a Detached Bungalow and Double Garage. (The double garage is to service both the cottage and the new residence). The reference number is APP/AO665/A/11/2151076. Following Refusal of Application Ref: V/10/02621/4FUL dated 16th November 2010 was refused by notice dated 3rd March 2011. A copy of the original Application and Plans is available for inspection at the Agent's Tarporley office or on inspection of the property. A copy of the Appeal Decision is included with the sale particualrs.
In summary, the Appeal allows for new vehicular access to the development, the building of a double garage to service both properties with parking and a detached two bedroomed bungalow providing briefly the following accommodation:
Hall. Cloakroom with w.c., Sitting room. Kitchen. Utility room. Two bedrooms and bathroom. Total plot size 0.225acres. Total depth 190ft. AGENTS NOTE 2 The Agents would like to bring to the attention of potential purchasers, Clause 29 of the Appeal Decision Notice which indicates as follows:-
'However, I am aware of no exceptional circumstances to demonstrate why outbuildings could not be built in the garden as 'permitted development', a right that currently exists, or to show why the new dwelling could not be otherwise extended on what is a relatively large plot.'
Prospective purchasers should make their own enquiries in respect of this comment in the Appeal Decision. AGENTS NOTE The purchaser of the Building Plot will be responsible for providing the necessary services to the plot and insuring that the service connections to the existing residence are retained and unaffected.
The purchaser of the Building Plot will also be responsible for creating and rebuilding the vehicular access to the development. PURCHASER'S RESPONSIBILITY If the sale of the property is agreed in two lots it is intended that any ground works relating to both properties, the alteration and construction of the new vehicular access and the erection of garages to facilitate The Cottage and the Building Plot, will be carried out by the purchaser of the Building Plot and by agreement with the purchaser of The Cottage.
