" This tardis of a property offers spacious rooms and a number of improvements that make this home warm and practical family home with modern touches. In our opinion this is a winning formula.

In brief the accommodation comprises entrance hall with stairs rising to the first floor. A ground floor cloakroom/w.c houses the modern `Vaillant` gas fired combination boiler that has been serviced annually.

The lounge is very spacious and set to the front of the house with a sizeable, open plan kitchen/dining room being set to the rear which is in excess of 20ft. The kitchen has a great combination of natural and industrial styles. Within the kitchen/dining room there are a range of built in appliances to include two elevated ovens, an induction hob and a separate double gas hob to cater for all styles of cooking. There is space and plumbing for a dishwasher, washing machine and space for a large `American` style fridge/freezer. Finally,The owners taste and personal touches to include a double ceramic sink truly make this kitchen/dining room the true heart of the home.

To the first floor there is a large landing with a tunnel light that adds natural light to the area. The master bedroom benefits from an en suite w.c and walk in wardrobe but there is potential for a shower cubicle to turn it into a full en suite if required. There are two further bedrooms to the first floor and a great sized family bathroom with panel bath, close coupled w.c and `His and Hers` sinks. The bathroom also has a natural light tunnel and feature lighting. Separate from the bathroom is a shower cubicle which is a superb feature for a growing family.

The loft room has been carpeted, plastered, insulated and has been kitted out with a telephone point, internet point and television point and is used as a home office space/games room by the current owners. There is a skylight window to the front elevation.Access is via a fixed drop down ladder.

The majority of the rooms have telephone, television and internet points and the owner has even placed points in the double garage together with drainage making it easier for the garage to be converted into a home office/dwelling (subject to planning).

Externally there is off road parking for two city cars to the front and to the rear of the property there is an double garage which is easily accessible via a rear service road.

The rear garden currently would appeal to the self sufficient family with a vegetable plot that is currently growing squash, sweetcorn, aubergines, corgettes, leeks, apples and raspberries. The garden has outside electric points and a cold water tap. There is also a timber decked area and wood chipped area.

A brilliant family home situated in a well established family area.
