" **IDEAL INVESTMENT TO LET**

A two double bedroom end of terrace house situated in a popular cul-de-sac in Hawkinge. Hawkinge is a popular village on the outskirts of Folkestone in the direction of the cathedral city of Canterbury and offers a range of local shops including a Tesco Metro store, two popular primary schools, local pubs and a restaurant.

Accommodation comprises a good size hallway with laminate flooring. The kitchen is to the front and has a range of light wood fronted wall and base units, a stainless steel built-in Indesit electric oven, with a gas hob and extractor over. There is space and plumbing for a washing machine and dishwasher, the floor is tiled and there is attractive stone tiling to the walls. There is a good size lounge with laminate flooring that opens into a conservatory which is used as a dining room. The second bedroom has a double wardrobe and 2 single wardrobes along one wall and there is an airing cupboard. The bathroom is modern and has been refitted and comprises a bath with an electric shower over, wash hand basin and wc. The walls are tiled and there are vinyl tiles to the floor.

Outside there is a small open plan front garden. The rear garden is approximately 20 feet by 13 feet and has a paved patio area and is enclosed by fencing. We understand there are two parking spaces allocated to this property.

The property benefits from gas central heating and replacement double glazed windows and doors that were installed in 2009.
