" An imposing and highly specified 5/6 bedroom Family Residence of some 5,000 sq. ft. nestling in a picturesque elevated location with views over Woldingham and Marden Park standing within an established 0.4 of an acre level plot.

Warlingham is a very popular village set in the heart of Surrey boasting a range of boutique style shops supermarkets and social amenities all within a level 10 minute walk.  Secluded in a beautiful semi-rural setting there is doorstep access to a bridle way and excellent hillside walking. The closest train station serving  Clapham Junction, London Bridge and London Victoria is at Upper Warlingham and Whyteleafe. Journey times to Central London approximately 30 minutes.

Junction 6 of the M25 is approximately 3 miles away offering convenient access to London Gatwick (M23) and Heathrow Airports.  There are public schools close by which include Woldingham Girls School and Caterham Numerous recreational clubs cater for horse riding, rugby, golf, football and cricket. Blanchmans Farm community wildlife area is also nearby.

Tucked away at the end of Butterfly Walk offering a degree of privacy, Mere Oak was constructed to robust detail by Simon Patience New Homes in 2008. As the name suggests the house benefits from a wealth of hand-turned and engineered oak joinery throughout and provides most handsome well balanced accommodation over three floors.  In the vendors' opinion this is the prettiest road in the Warlingham and Woldingham area.

To the rear there is gated access and hedgerows and fencing that forms a secure boundary affording a high degree of privacy to the flat symmetrical garden. A large stone terrace runs across the rear of the house, water fountain feature and large lawn area with planting.  There is a large tank beneath the driveway for collection of rain water with a tap source for garden sprinkling.

Directions:

From Warlingham Green turn into Westhall Road and proceed for about half a mile turning left into Succombs Hill, the first left hand turning takes you into Landscape Road and at the sharp left hand bend Butterfly Walk is just ahead of you. There is a shorter car and walking route through the residential roads of West Warlingham
