The key to making a home a family home is creating a main hub to the house where the family can congregate for dining, conversion and socialising.  The real benefit to this extended four double bedroom detached property is an open plan living space that encapsulates a 12'7" dining room, 25'2" sitting room and a 12'7" contemporary fitted kitchen.

The property is entered via an oak floored entrance porch, which has two steps leading into an entrance hall, which also has oak flooring.  A door leads into the two piece cloakroom suite and the stairs lead to the first floor.  The open plan living commences with the 25'2" sitting room which has bow window to the front and the oak flooring continues through.  The sitting room backs onto the dining room, plus also adjoins the breakfast bar of the kitchen, making this the ideal place to entertain and catch up.  The dining room has double glazed doors leading out to the garden, plus window overlooking the garden.  The open plan kitchen is well fitted with integrated dishwasher, breakfast bar plus pantry and additional floor to ceiling cupboards.

Onto the extended landing you have doors leading to the four double bedrooms and the recently refitted bathroom.  Such is the size of the landing, there is also a study area here!

Bedroom One which is at the front of the property has fitted wardrobes and elevated views to the front.  Bedroom two, three and four all have built in wardrobes.

The recently refitted bathroom has granite work surfaces over vanity storage units, P-shaped bath incorporating shower unit and recessed contemporary lighting.

The property is located in a favourable cul-de-sac location that plays host to only detached properties.  To the front there is a block paved driveway providing off road parking, which leads up to the detached garage.  Additionally there is also a carport to the side.  There are steps leading to the front door.

The detached garage has power and light connected plus fitted kitchen units, including sink and drainer and also plumbing for washing machine.

Between the car port and garage is a side gate which leads into the garden.  The first part is again block paved, providing an outside dining space directly from the patio doors of the dining room.  The remainder of the garden which has flower and shrub borders is mainly laid to lawn.  The garden is south westerly facing giving you favourable sunlight.  There is also access from front to back on the other side of the property.

Situated in the consistently sought after location of Brantham which is ideally situated halfway between Ipswich, the county town of Suffolk and historic Colchester, Essex.  Their shops, facilities, bars, restaurants and nightlife are easily accessed by public transport as well as by car.

Manningtree, reputedly the smallest market town in England, lies across the River Stour and its railway provides fast links to London, Norwich, the ports of Harwich and Felixstowe and the beautiful beaches of the Sunshine Coast.

Brantham is lucky that it has many amenities including, churches, pubs, a local food store that also has a Co op, a cafe, Chinese restaurants, a vet, three play areas, a preschool and a primary school.  There are many groups within the village covering most age groups and a diverse range of activities.  Some of these are held at the Village Hall whilst many of the sporting activities take place at the popular Leisure Centre with its playing fields and courts.
