" Overview
House Network Ltd is pleased to offer this four bed property with a large south facing garden, backing onto open farmland. - Possibility for buyers to also purchase 2 further small plots of land (for garden use only), which would extend and create a very large "L" shaped rear garden. All enquiries about these 2 plots should be made to the agent at Village Estates and also based in Latchingdon.

This well presented property offers excellent potential to extend out to create an even larger area of family living (subject to planning) which neighbouring properties have already taken full advantage off (eg kitchen, garage conversion and the addition of a conservatory).

The accommodation briefly consists of a lounge with a lovely bay window to the front and new french doors leading out to the large rear garden, dining room with another set of double doors to the garden, fitted kitchen with separate utility room and a cloakroom to the ground floor.

The large upper floor has a family bathroom with four piece suite, a large master bedroom with the added benefit of fitted wardrobes and en-suite, another large double bedroom and two other good sized bedrooms which summarise this spacious property.

Externally to the rear is a large 150ft sunny, south facing garden which has been extended by the current owner after the purchase of some additional land to create a large sized vegetable plot which can easily be altered to a lawned area, if preferred.

To the front is a good sized driveway providing parking for three cars in addition to the double garage. Benefits to this property are; recently fitted 'A' rated conventional gas central heating boiler, TRVs to most radiators, newly fitted windows, french doors and a front entrance door. Front lawn has potential to be made into extra additional parking.

Excellent broadband connection/service from the property being not too far from the small local BT telephone exchange which also accepts other service providers, including TalkTalk.

Local area:

Latchingdon Village, is part of the beautiful Dengie Peninsula countryside and provides very good community amenities (for all ages) within the village and surrounding areas using main, local bus and train routes (nearest stations are Althorne and North Fambridge offering sevices to London's Liverpool street).

For older children there are 3 secondary schools within easy travelling distance, plus there is a small youth club, park and community / village hall where regular events take place plus the church holds events for adults and children alike throughout the year. There is a bowls club where other events also take place.

There are lovely public sign posted walkways (throughout the farmland) to the rear of the property which is great for meeting local families and other dog walkers

Supermarkets in the area include, Co-op (Burnham 10min drive) Tesco & Morrison (Fullbridge, Maldon, within 10/15min drive) Asda (South Woodham Ferrers, 10/15min drive) and soon to arrive Lidl which will be based not far from the Tesco superstore in Maldon or you can have your shopping delivered, to if preferred.

Also in Maldon is the very popular Promenade Park which features the world famous Maldon Mud Race every year and holds Summer events for families during the holidays (Maldon Motor Show, summer inflatables, circus etc) not to mention the zip wire, a small water park, a smaller play area to sit and watch the younger babies and kids play and grass areas throughout the large park for picnics, football etc.

The park is home to the famous galleon pirate ship so if you have kids and they are feeling brave enough, they could climb aboard with mum or dad and make them walk the plank.

Maldon holds it very own carnival and of course there is the vintage Christmas fayre held towards the end of November. There is so much to do for all ages in the local area and this property is lucky to be within the heart of it all.

However, if it's not satisfying enough then you could look slightly further afield to Marsh Farm and Tropical Wings at South Woodham Ferrers, or maybe take a trip to our nearest city Chelmsford (30/35 mins away) where the famous Hylands Park is situated (V Festival), Chelmsford Cathedral and for fans of the sport, the cricket ground. Then when home you may fancy popping along to the local Latchingdon Red Lion pub for a quiet meal or an evening drink.

Alternatively, London is only a train ride away, as is the coast and Southend on Sea's Adventure Island!
